September 2026 MIBOR central Indiana single-family report · Publication date not stated · Checked October 24, 2026.
MIBOR seventeen-county central Indiana service area, not Indianapolis city-only or Marion County-only. Single-family residences; townhomes/condominiums and lease inventory are separated by the publisher. No exact publication day is inferred. The report footer says updated 10/04/26 while its introduction describes a regular fifth-day data pull. Observation month, update labels and publication are distinct. These figures are not property values or local lender offers; manual financing examples remain separate. Original market source ↗
Choose the right central Indiana comparison
MIBOR's September single-family summary covers seventeen counties, with a $320,000 median, 2,549 closed sales and 7,405 active homes. Those are regional observations, rather than Indianapolis-only or Marion County-only results. The publisher separates townhomes, condominiums and lease inventory. Read the relevant county and property-type material before comparing an individual home. A single-family median should not become the assumed price of a condo or the default balance of a mortgage; enter the actual proposed transaction in your plan. Original MIBOR market report ↗
Put this into my plan ↗Distinguish First Step from a rate-only route
IHCDA's current program page lists First Step with non-forgivable down-payment assistance and Step Down as a rate-only purchase option. These are different financing proposals, even when both involve a fixed first mortgage. Ask the participating lender for the applicable current guide, the first loan and any assistance note. Compare cash required, debt retained and the cost over your intended hold. This workspace does not decide program eligibility, turn assistance into a grant or claim a MITEY relationship with IHCDA. Put this into my plan ↗Keep the Next Home package tied to the actual appraisal
The same state page describes Next Home assistance based on purchase price, subject to the appraised-value limitation, alongside a qualifying first mortgage. Obtain the lender's actual calculation and written terms for the file rather than applying a remembered percentage to an asking price. Retain any assistance as its own balance and condition until the documents say otherwise. Compare the confirmed package with an unassisted offer; a smaller cash contribution at closing does not itself establish a lower total cost. IHCDA Next Home and current guide links ↗
Put this into my plan ↗Treat Next Step as a specific refinance pathway
IHCDA labels Next Step a one-time refinance opportunity for its First Place and First Step mortgages, with non-forgivable assistance in the published description. That is not an automatic refinance promise for any Indianapolis mortgage. If an existing state-backed loan is involved, ask the proper lender to identify the original product and current refinance rules. Bring actual payoff figures and subordinate obligations into the comparison. The calculator cannot establish program access, release a note or promise an opportunity will remain available later. Put this into my plan ↗Apply for a deduction instead of borrowing the seller’s tax treatment
The city-county homestead resource describes an application process and says title changes can require another filing. Ask the Marion County Auditor about the actual ownership and use before relying on a benefit in the budget. Keep the assessment, bill, application status and lender escrow estimate together. This guide does not reproduce a deduction formula or filing deadline: use the responsible office's current instructions for the transaction. A loan approval does not establish that a property-tax application has been filed or accepted. Official homestead application resource ↗
Put this into my plan ↗Compare a completed home with the builder’s full proposal
For new construction, collect the actual contract price, included work, completion assumptions and lender terms before treating an incentive as a saving. Ask how lender credits or a buydown affect the written offer and cash required, and compare another matching proposal where available. Budget supported tax, insurance, association and unfinished-work costs for the completed property. Regional new-construction data and a builder's marketing price do not establish those expenses. A numerical comparison does not decide whether an incentive is permitted by a particular loan program.
Put this into my plan ↗Read a condo as a project and a household budget
MIBOR separates condo data from its single-family summary, and the financing review should preserve that distinction. Obtain the association's current dues, insurance, reserves, financial statements and assessment notices. Determine which expenses remain yours and when known assessments become payable. Ask the lender about the particular project before assuming a unit that fits the payment target also satisfies its product requirements. The condo workspace tracks entered obligations; it does not certify the project, financial statements or future reserve needs.
Put this into my plan ↗Let the intended holding period shape the rate comparison
Request estimates for matching balances, amortization, occupancy and lock assumptions. Compare points and lender fees over the same intended hold, then test a shorter period before paying more upfront for a lower rate. Inspect remaining principal alongside interest and charges rather than treating principal repaid as a fee. The starting example is manual, separate from the MIBOR housing series and national rate survey. Use the lender's disclosures for regulatory APR and actual offered terms. Put this into my plan ↗Leave a cash margin after the closing statement
List the confirmed down payment, prepaid items, escrow funding, transaction costs and assistance contributions from the actual documents. Then separate the money needed for the move, immediate work and a household reserve. An example that funds every dollar of closing may still leave the first months of ownership too tight. Revisit the calculation when the insurer, lender or closing professional updates a figure. The cash-to-close tool organizes entered amounts; it does not certify a settlement statement or reserve assistance funds.
Put this into my plan ↗Compare renting with the life around the home
Use the actual rental alternative and a realistic ownership budget when comparing the move. Include transaction costs, maintenance, association obligations and the time you expect to stay. Test an earlier move and a case without appreciation, keeping uncertain refinancing outside the base case. Work and household travel costs can remain explicit personal allowances rather than being hidden in a mortgage payment. This model explores assumptions; it does not forecast Indianapolis prices or decide which housing choice is suitable for a particular household.
Put this into my plan ↗Name the occupancy plan before using rental income
Tell the lender whether the purchase will be your primary home or an investment before comparing products or counting rental income. Obtain evidence for the property's lawful configuration and the income documentation the provider requests. Build a rental case after supported operating expenses, vacancy and maintenance, with a separate downside scenario. A positive result cannot establish that a first-time-buyer program supports the proposed use or that the lender accepts the same income. The calculator does not issue an underwriting decision.
Put this into my plan ↗Bring MITEY the Indianapolis decision you need to make
Use the optional enquiry to describe the purchase, refinance, program comparison, condo or new-construction question, together with your timing. Keep the public relationship with MITEY; any provider introduction depends on availability and your permission. Sharing a calculator scenario is a separate choice from asking for contact. Begin with the goal rather than sensitive records or a full street address. The request is not a credit application, approval, program reservation or promise that one provider will offer the lowest rate.
